Abstract

[fr] La reconversion des friches industrielles est aujourd’hui au centre de plusieurs réflexions. Il est notamment question de réduire l’artificialisation des terrains vierges et de profiter des terrains avec un potentiel stratégique pour les réutiliser. Le but de ce travail est de mettre en lumière les facteurs impactant la reconversion des friches wallonnes. Pour cela, dans ce travail, nous comparons l’utilisation du sol des sites à réaménager en 2015 et en 2017. Pour ce faire, nous avons sélectionné quatre facteurs explicatifs permettant de mettre en évidence les paramètres ayant influencés ou non la reconversion des friches dans notre échantillon de données rassemblant les sites à réaménager en Wallonie. Les quatre hypothèses d’influence analysées sont : (i) la superficie du site, (ii) la présence de bâtiments, (iii) le prix de vente de l’immobilier et enfin, (iv) la période d’inoccupation du site. A la suite de cette étude, nous observons un impact significatif des trois premiers facteurs sur notre échantillon au contraire du dernier qui se révèle ne pas influencer de façon marqué l’évolution des sites à réaménager.

[en] Over the last years, the reconversion of brownfield sites is currently at the centre of several discussions in Wallonia and abroad. It is especially a matter of reducing the urbanisation of virgin land and taking advantage of land with strategic potential in order to reuse it. In this work, we highlight several factors that have an impact on the reconversion of Walloon brownfield sites. To this end, a thorough comparison between the land use of the sites intended to be redeveloped in 2015 and in 2017 has been realised. Following some data processing, we report on the evolution of the reconversion of Walloon brownfield sites as a function of four possible explanatory factors. The four hypotheses of influence analysed in this work are (i) the surface area of the site, (ii) the number of buildings on site, (iii) the real estate sale price and finally, (iv) the vacancy period of the site. As a result, we confirm the significant impact of the first three factors on the investigated data set while, in opposition, the last factor does not seem to impact substantially the reconversion of the brownfields.
